Documents you'll need to apply
Gather these items in advance to keep your loan moving smoothly. Use the button below to print this checklist and check items off as you go.
Identification
- Government-issued photo ID (driver's license or passport)
- Social Security card or number
- Proof of current address (if recently moved)
Income
- Most recent 30 days of pay stubs
- W-2s for the past two years
- Federal tax returns (1040s) for the past two years, all schedules
- If self-employed: business tax returns (1120s, 1065s, K-1s) for two years and YTD profit & loss
- Retirement/pension/Social Security award letters, if applicable
- Rental income: lease agreements and tax returns showing rental income
Assets
- Most recent two months of statements for all bank accounts (checking, savings)
- Most recent statement for investment, 401(k), IRA, and brokerage accounts
- Documentation of any gift funds (gift letter + donor's bank statement)
- Proof of earnest money deposit clearance
Credit & Debts
- List of all current debts (auto loans, student loans, credit cards)
- Account numbers, balances, and minimum monthly payments
- Explanation letters for any credit inquiries or derogatory items
- Divorce decree or child support orders, if applicable
Property (if under contract)
- Fully executed purchase contract / sales agreement
- Property address and MLS listing
- Homeowners association (HOA) documents and fees, if applicable
- Contact info for your real estate agent and title company
Other (as applicable)
- Bankruptcy or foreclosure paperwork and discharge documents
- Mortgage statements for any properties being refinanced or retained
- Certificate of Eligibility for VA loans
- Green card or work visa for non-U.S. citizens
